Stony Place 44 Units | 1BR & 2BR Edmonton, AB - Completed.

Stony Place is a woodframe class-B multifamily apartment property in Edmonton, AB comprising of 44 spacious one and two bedroom units. The property was well-maintained by the previous owner, and more than half of the units had been recently renovated. Stony44/Ascendi Capital will upgrade the other units including repainting the building exterior; install energy efficient fixtures, smart proptech and upgrade community amenities that will optimize operational efficiency while improving tenants quality of living and community experience.

Deal Story:

This is a true off-market acquisition from a mom & pop owner. The property boast of more 95% occupancy rate year-on-year with long staying tenants. The property has discount to market rents of about 22% to 36% representing great upside especially as there is no rent control.

Big Toy Wash (BTW) | 10 Bays Self-Serve Car Wash Facility | St. Albert, AB - Completed.

Big Toy Wash Carwash is located on a 26,000 sq. ft. site with a 7,900 sq. ft. facility that houses eight (8) car wash bays, and two (2) truck & RV wash bays that also accommodate campers, trailers, and motorhomes. BTW is equipped with foamy brushes using a high-quality detergent to remove road grime and uses fresh water throughout the cycle for a clean wash.
BTW is situated at the corner of Chisholm Avenue and Carnegie Dr in St. Albert, close to both light industrial estate and a family-dominated bedroom community. It is at the intersection of Boudreau Road and Campbell Road the two-lane major roads between the residential community and industrial estate. There is only one self-serve direct competitor and three (3) full-service detailing indirect competitors which are our customers.

Deal Story:

This off-market mom-and-pop acquired business has a history of dependable revenue and profitability. However, there are various value-add opportunities to reform the carwash as one of the best in Alberta. Our value-added strategies include convenient payment options, a functional website with online booking and payment, a fleet account program, subscription-based services, and digital marketing to further attract existing personal and corporate customers and land new ones. Operating costs will be lowered through systems & and equipment upgrades, the use of environmental car wash techniques, and reusable products
